Lease Renegotiations


We renegotiate, on the behalf of tenant or landlord, lease contracts for all types of commercial properties - office, warehouse, retail, industrial, leisure, recreation and investment sites.

We offer lease contracts renegotiation services on the behalf of tenants in case of both single and portfolio properties located in Warsaw and across Poland.

Our standard is to implement the following schedule for works:

  • Priorities and project organization acceptance

    Lease renegotiation is a long process requiring both negotiation skills and perfect project management. Once we are appointed to advise in a project, we discuss the list of priorities to be followed in working-out optimal solution for the project. We also settle mutual communication, progress reporting and project advancement schedule procedures with a Client.

  • Entered lease contracts analysis

    The analysis includes:

    - Tenant liabilities analysis;

    - Landlord liabilities analysis;

    - Financial conditions analysis;

    - Main lease conditions analysis;

    - Tenant weak / vulnerable points analysis, enabling and supporting rent level renegotiation;

    - Lease contract drawbacks and legal defects analysis.

  • Collecting additional data, charts, documents concerning lease of properties.

    Effective renegotiation of lease condition depends on strict cooperation between a Client, on who's behalf we are acting, and CPRF negotiators. This results in applying the best strategy and approach to the existing situation. This stage of the project results in collecting from a Client additional information concerning lease of properties, including:

    - Current rent levels and lease costs specification;

    - Covered expenses on Client's premises adaptation along with the information, which fixtures 
      shall remain in Client's ownership after lease contract expires;

    - Information on potential litigation against landlord or other difficulties / conflicts with landlord;

    - Other important data.

  • Market investigation and premises state of repair analysis

    Market lease conditions of the similar type of premises analysis is a part of preparing renegotiation strategy. Range and content of such analysis is discussed in details with a Client. This stage also includes premises inspection in order to identify the state of repair including aspects, which could support renegotiations.

  • Preparing recommendations and further actions report

    Based on conducted actions, appropriate report, which includes conclusions and recommendations on further actions, is prepared for a Client.

  • Establishing three-sided further actions strategy

    We suggest three-sided talks and arrangements between CPRF, Client's legal solicitors and the Client, which should result in Client's acceptance for further actions strategy.

  • Renegotiating lease contract

    At this stage CPRF consultant renegotiate lease conditions on Client's behalf.

  • Organizing supervision on preparing and signing lease contract appendices
    At this stage CPRF consultants are in contact with legal solicitors and representatives of Client in order to sign lease contract appendices or new lease contracts.

Understanding and individual approach to each Client is a key to advise and implement the best lease renegotiations strategies.
