CPRF team enjoys long-lasting experience in commercial property valuation both in Poland and abroad including office, warehouse, retail, industrial, leisure and recreational properties as well as investment sites.

We assess the value of both large and prestigious properties and buildings and small properties in Warsaw and across Poland. Large number and diversification of assessed properties allow us to monitor the situation on the local real estate markets throughout Poland.

Total value of properties assessed by us amount to EUR several billion and still increases. Constantly growing number of our Clients helps us improving figures.

We prepare Valuation Reports and Opinions to estimate the value of properties in Polish or English. Some of our assessors have already achieved, recognized on the international market, certificates issued by British Royal Institution of Chartered Surveyors (RICS).

We estimate the value of properties for different purposes - sales, acquisitions, financial statement, accounting, credit, tax, update of annual leasehold ground rent payments, insurance, privatization etc. We follow the guidelines issued by:

  • International Valuation Standards Committee (IVSC);
  • Royal Institution of Chartered Surveyors (RICS);
  • Polish Federation of Valuers' Associations (PFSRM).

We estimate the value of the properties applying:

  • The comparison approach;
  • The income approach;
  • The depreciated replacement cost approach.

While estimating the property value we use, among others:

  • The comparative method;
  • The investment method;
  • The profits method;
  • The residual method.

Techniques applied during appraisal process are, among others:

  • Short-cut discounted cash flow technique;
  • Full discounted cash flow technique.

In Valuation Reports we assess, among others:

  • The Existing Use Market Value;
  • The Alternative Use Market Value;
  • The Highest and Best Use Market Value;
  • The Fair Value;
  • The Individual / Investment Value.

CPRF focuses mainly on advisory services, concentrating on commercial properties. Offering agency services for purchasers we avoid conflict of interests in case of assessing the value of any commercial property.

The independent status of real estate assessor both in commercial and personal aspects is crucial. Personal engagement of the valuer in securing financing of the investment, planning process, brokerage or property management services are the main obstacles in the appraisal process.

The motto of CPRF and its employees - especially in case of property valuation for debt security purposes is:

                    "Not to be in any personal or professional relationship with any of the property owners, 
                     debtors, people entitled to dispose of the property";

                    "Not to be employed by a debtor or his solicitor"; 

                    "To be remunerated independently on obtaining the credit"; 

                    "To strictly follow Polish and international Codes of Ethics during valuation process".

Our long-lasting experience allowed us to work-out extremely effective procedures, which effects in abbreviation of the time required to prepare the Valuation Report or Opinion. This results in cost optimization and, therefore, let us be competitive on the market.

We possess licenses and insurances required by law regarding property valuation.
